Crawl Space Encapsulation: Vapor Barrier

A vapor barrier is a plastic liner that is placed over the dirt "floor" of your crawl space to prevent moisture from entering. In order to prevent vapors and soil moisture from entering your crawl space, it must be installed properly. This is important for two reasons: first, it allows you to be more creative with your writing. When the air in your crawl space gets into your home, it's called a "breezeway."


Is it necessary to install a vapor barrier in a crawl space?

Yes. In order to keep moisture out of your crawl space, you must install a vapor barrier. Furthermore, a moisture barrier is the bare minimum of protection that you should have installed in your crawl space to prevent mold growth. A vapor barrier can save you money on costly repairs in the future.


The consequences of not putting up a moisture barrier are as follows:

Moisture problems can occur if water vapor diffuses or infiltrates into the wall cavity and finds its way to the cool surface of the wall. Of course, even in the absence of an exterior vapor barrier, moisture problems can arise due to what Bill Rose refers to as the "rule of material wetting."


So, what exactly is the distinction between waterproofing and vapor barrier?

To prevent moisture from entering an engineered wood or laminate floor, vapor barriers are installed between the boards. They are effective up to a relative humidity of approximately 75 percent. Vapor barriers are fundamentally different from waterproofing membranes in that they are unable to provide the same level of waterproofing protection in all weather conditions.


What materials can I use to create a vapor barrier in my crawl space?

To keep moisture out of your crawlspace, cover it with plastic sheeting. Drying out the space under the house is accomplished through the use of foil-faced rigid insulation. The plastic and insulation will eliminate any moisture issues you may be experiencing in your crawlspace, such as water droplets accumulating on the concrete walls and around the plumbing.


Do vapor barriers contribute to the growth of mold?

During construction or more frequently throughout the home's life, this may result in significant moisture problems and mold growth. Problems can occur when walls become wet during construction or more frequently throughout the home's life.
